2. Eligibility

You must be at least 18 years old to use the Service. By creating an account you confirm that the information you provide is accurate and complete.

3. Accounts & Security

You are responsible for maintaining the confidentiality of your login credentials.
You must notify us immediately of any unauthorised use of your account.
We reserve the right to suspend or terminate accounts that violate these Terms.

4. Property Listings

All property information, photographs, and pricing are provided in good faith and are subject to change without notice. Listings do not constitute a contractual offer. Availability is not guaranteed until confirmed in writing by us.

5. Online Store

All prices are displayed in GBP and include VAT where applicable.
Payment is processed securely via our third-party payment provider (SumUp). We do not store your full card details on our servers.
Orders are subject to availability. We reserve the right to cancel or refuse any order.
Refund and return requests should be directed to us within 14 days of purchase in accordance with the Consumer Contracts Regulations 2013.

6. Document Storage

The tenant portal allows tenants to view and download documents shared by us (e.g. tenancy agreements, certificates, correspondence). Documents are provided for reference and convenience. You must not share, redistribute, or alter documents obtained through the Service without written permission.

7. Repairs Service

The repairs system allows tenants to report maintenance issues. We will endeavour to respond in a reasonable timeframe but do not guarantee specific response or completion times unless required by law. Emergency repairs should always be reported by telephone.

8. Acceptable Use

You agree not to:

Use the Service for any unlawful purpose.
Upload or transmit harmful, offensive, or misleading content.
Attempt to gain unauthorised access to any part of the Service.
Interfere with or disrupt the Service or its infrastructure.

All content on the Service — including text, images, logos, and software — is owned by or licensed to us and is protected by copyright and other intellectual property laws. You may not reproduce, distribute, or create derivative works without our prior written consent.
